These Terms and Conditions (“Terms”) govern your access and use of the Immovix website, applications, and professional dashboard (the “Services”), operated by Immovix.

By accessing or using the Services, you agree to these Terms and our Privacy Policy. If you do not agree, do not use the Services.

Immovix provides an online platform that allows users to search for-sale and for-rent properties on an interactive map, filter listings, and contact independent real estate consultants and agencies.

For professional users, Immovix offers listing publication, syndication to partner portals, dashboard tools, analytics, and optional promotional features subject to separate plan terms.

Immovix is not a real estate broker, agent, or party to any transaction between buyers, renters, sellers, landlords, or listing professionals.

To publish listings, you must create a professional account and provide accurate registration information. You are responsible for maintaining the confidentiality of your credentials and for all activity under your account.

You must promptly update account information if it changes. We may suspend or terminate accounts that violate these Terms or applicable law.

Listing professionals are solely responsible for the accuracy, legality, and timeliness of property information, images, pricing, and availability they publish through the Services.

By submitting content, you grant Immovix a non-exclusive, worldwide license to use, display, reproduce, distribute, and translate listing content as necessary to operate the Services and syndicate listings to partner portals.

You represent that you have all rights needed to submit content and that listings do not infringe third-party rights or mislead consumers.

When a user submits an inquiry about a listing, Immovix delivers the inquiry to the relevant listing professional. Response times and follow-up are the responsibility of the listing professional, not Immovix.

We may apply anti-spam and verification measures before forwarding inquiries. We do not guarantee that every inquiry will result in a transaction or response.

Professional plans, listing caps, promotions, and billing periods are described on our Pricing page. Fees are charged at the start of each billing period and renew automatically unless cancelled.

Prices may change with notice as required by law. Refunds are handled according to our billing policy and applicable regulations.

You agree not to:

• Use the Services for unlawful purposes or in violation of applicable regulations.
• Upload malware, attempt unauthorized access, or interfere with platform security or performance.
• Post false, misleading, or fraudulent listings or inquiries.
• Harvest data from the Services through automated means without our written consent.
• Impersonate another person or entity or misrepresent your affiliation.
• Use the Services to infringe intellectual property, privacy, or other rights of third parties.

Immovix and its licensors own all rights in the platform, software, branding, design, and proprietary materials, except for user-submitted listing content.

You may not copy, modify, distribute, or create derivative works from the Services except as expressly permitted.

The Services are provided “as is” and “as available” without warranties of any kind, express or implied, including warranties of accuracy, completeness, availability, or fitness for a particular purpose.

Immovix does not warrant that listings are current, that professionals will respond to inquiries, or that the Services will be uninterrupted or error-free.

To the maximum extent permitted by law, Immovix shall not be liable for indirect, incidental, special, consequential, or punitive damages, or for loss of profits, data, or goodwill arising from your use of the Services.

Our total liability for claims relating to the Services shall not exceed the amount you paid to Immovix in the twelve months preceding the claim, or one hundred US dollars if you have not paid fees.

You agree to indemnify and hold Immovix harmless from claims, damages, losses, and expenses (including reasonable legal fees) arising from your content, your use of the Services, or your violation of these Terms or applicable law.

We may suspend or terminate access to the Services at any time for violation of these Terms, legal requirements, or operational reasons. You may cancel your professional subscription according to billing settings.

Upon termination, provisions that by nature should survive will remain in effect, including intellectual property, disclaimers, limitation of liability, and indemnification.

These Terms are governed by the laws of the State of New York, United States, without regard to conflict-of-law principles, except where mandatory local consumer protections apply.

Disputes shall be resolved in the courts of New York County, New York, unless otherwise required by applicable law.
